We have a client who wants to develop a high-end 55+ senior housing for-sale development. We are just in the initial concept phase and I have attached a couple rough exhibits showing our proposed zero-lot line attached site plan and typical unit layout. Ultimately, we envision a combination of one and two-story 2 and 3 bedroom units. The tax lot number is 52E08AA 03600 and has access onto Toliver Road. The site address is 640 Lakota Lane and is 2.02 acres in size. Ideally, our client would like to keep the existing house. In order to meet the minimum density requirement of 8 units/acre it appears that we will need to partition the property and take the house out of the development unless you see another way. I have also attached a second concept that eliminates the house and adds two additional units which meets the net density requirements (I would like to know if the city would have any objections to this approach as an option). I am assuming that we can net out the road right-of-way and areas for the detention pond to get to 1.5 acres net developable acreage. The thing I like about the zero-lot-line concept is the ability to take advantage of the “dead area” in the setback and turn it into usable outdoor space. It also makes the unit appear bigger with the proposed window walls and views to the courtyard and outside living area. Overall, the proposed development would appear like individual single-family detached units and our feeling is that this is a very marketable plan assuming that the city would support. Is there an opportunity for us to discuss this over the phone initially and get your thoughts before we get too far down the road?
