Comments for Lakota Lane Development.

  1. 1. Lakota lane is a substandard access road that does not meet the requirements of Chapter 5 or Appendix “D” of the 2019 Oregon Fire Code. Please discuss how you intend on meeting the requirements of those Chapters.
  2. 2. 2) The turning radii for Molalla Fire District fire equipment is 28’/48’ respectively. Please show turning radii on the plans for the complex as well as the potential storm water detention areas and submit for review. Please note that the turning radii for access roads less than 20 feet is 44’/56’ respectively.
  3. 3. If these units are more than 30 feet in height as measured from the lowest grade to the intersection of the roof line at the side wall, or to the top of any parapet, the access road must be at least 26 feet in width for aerial truck operations.
  4. 4. There are no hydrants in this area. Hydrants will need to be extended. Please provide a hydrant detail. Please note that clear space in front of hydrant must not be less than 26 feet. For a distance of not less than 40 feet in length. The number of hydrants and distribution will be based off of the type of construction, the building area and overall length of the access road.
  5. 5. If this is to remain a Private access road, please discuss how debris or vehicles parked blocking access roads or hydrants will be addressed as Police and Fire have no authority to cite or tow on private property.
  6. 6. If these units are to have sprinkler systems installed, please discuss and show the location for the FDC’s and discuss they type of system to be installed.
