Hi Julie,

The following are Public Works responses to the questions from AKS Engineering.

#1-9 – No comments.

#10 – No significant code updates anticipated for PW standards.

#11 – In order to calculate an SDC estimate, PW will need the size of the water meter serving the site, total impervious surface, and firm number of units. Once received, we will provide an estimate based on today’s values. Note that SDC’s for both transportation and sewer will go up effective July 01. Storm and water will go up slightly before July 01 based on 2019 inflation.

#12 – Toliver Road is a major collector. Private access spacing is 150 feet per Pg. 50 of TSP. Existing access is approximately 150 feet from Pegasus Court.

#13 – Private access requirements per Planning and Fire District.

#14 – Frontage improvements are required for subject property which include a driveway improvement with curb and gutter. Major collector requires 60’ ROW. See cross section on Pg. 63 of TSP. Current Taxmap shows ROW width at 50 feet. Dedication of 5’ plus a 10’ PUE will be required.

#15 – No comments.

#16 – Trip generation per 17-3.6.020 will require a Traffic Analysis Letter. A TIA is not required.

#17 – Will require extension of public waterline to serve fire hydrants onsite and public sewer line to serve units. Onsite storm system will be private and connect to storm system on Toliver Road. Extension of existing storm system to serve site will be required.

#18 – No comments.

#19 – City PW will review onsite stormwater calcs, detention and flow control facilities, and offsite public improvements. Clackamas County will review onsite private storm system piping.

#20 – A 24” storm system is 375 feet to the west and across the Toliver Road or 700 feet to the east near Creamery Creek Lane.

#21 – No changes proposed to standards at this time.

#22 – Sewer capacity is available. With the extension of a sewer main, a Certificate of Capacity will be required for DEQ’s review.

#23 – Contact Dan Zinder, Associate Planner/GIS for that information.

#24 – A 12” waterline exists on Toliver fronting the property. There is sufficient capacity in that line.

#25 – Applicant will be required to sign a waiver of remonstrance for future undergrounding powerlines under 35K volts.
