Aldo,

This looks good to me although they do not have the private sewer easement across Parcel 2 for the benefit of Parcel 1. If that is not added on the final set, then they will have to provide and easement for our review to make sure that it meets the City’s requirements. With a private easement then Parcel 1 can connect with a sewer lateral. Without the private sewer easement, the owner of Parcel 2 will have to extend the sewer main system which will trigger a DEQ review of a Certificate of Capacity. That document can only be done by the City’s On-call Engineer and will be at the property owners expense. DEQ will not approve any plans without that document.
