Good morning,

It is my understanding that the SDC fees have been paid by Richard Nored (owner) for the Toliver Terrace housing re-model project in Molalla. It has been determined by working with Mike Penunuri that an additional fire hydrant is not required, as stated in an e-mail correspondence to Alice and Gerald on 10/21/2019. When it is available, please the approved planning documents, as well as a revised Conditions from Fire document.

The approval package for 615 W Heintz ST is ready. If you’d prefer remote pickup, your SDCs are within the amount we can accept via card payment over the phone (503-829-6855) and I can email your approved site plan and release letter after payment. Otherwise, I can have the packet ready for pickup.

I’ve attached your SDC calcs and conditions from Molalla FD for your reference. The impervious addition was more than we were initially thinking, hence the departure from our initial estimate.

Please see attached for a colored site plan that helps explain the scope of work. Also, if you refer to the overall building plans and elevations, the demolition scope for the buildings is more clear. The civil drawing C2 – Site Demolition Plan, clearly indicates the demolition scope on the site.

--Residing (Color-code the areas) All Buildings (all buildings are existing, except the addition)

--New stairs (Color-code the location) Building D & I

--Community Room Addition (Color-code the location) Building H, addition highlighted in plan

I finally had a chance to review these plans. I must admit that it wasn’t easily apparent to me what parts of the development were changing. I’m wondering if you can create a colored site plan that shows all of the elements of the site plan that are changing such as:

--Residing (Color-code the areas)

--New stairs (Color-code the location)

--Community Room Addition (Color-code the location)

I think this will help us understand the request…and review the application.

We look forward to also receiving the half-size plan set. Once we receive the half-size set and a pdf of a color-coded site plan, I will reach out so you or your client can pay the application fee. Let me know you if you have any questions.
