Hey David,

Glad we could meet last week. Not only do we appreciate you making the trip to Molalla, but also your interest in developing here.

I was taking another look at the schedule that was submitted regarding the timelines. On the schedule it mentions submitting the initial application on 2/1/18. I would recommend submitting for the zone change as soon as possible.

If you were able to submit this month or beginning of December, it could be brought to City Council in February. For a zone change/comprehensive plan amendment application, you would need to follow the section 17-4.6 – Amendments to Zoning Map in our new development code.

zone change/comprehensive plan amendment review process is fairly simple as long as these 3 criteria have been met:

1. Compliance with the applicable Statewide Planning Goals;

2. Compliance with applicable City of Molalla Comprehensive Plan provisions; and

3. The property and affected area is presently provided with adequate public facilities, services and transportation networks to support the use, or such facilities, services and transportation networks are reasonably likely to be provided concurrently with the development of the property or within the applicable planning period.

Getting the zone change is the key approval in this application, so getting in early would benefit the whole project. Let me know if you any additional question regarding land use applications.
