This sounds like you may want to have a pre-application meeting with the Region Access Management Engineer. The next available pre-reserved time with Marty Jensvold is July 25, 2017 at 10:30am. Is this time slot convenient for you? We would need to see a site plan. Is the city requiring frontage improvements and land donation?

They’re looking at a small grocery store (about 15,500 sf), a small department store (about 9,100 sf), and either an auto parts store (about 7,500 sf) or a fast food restaurant (about 3,150 sf) – but not both. They will need to do a zone change on the property, as it’s currently zoned light industrial. The city wants to pursue a zone change to commercial, but their timeline is further out in the future, so we’re likely going to pursue that ourselves. We’re working on the layout now, and should have something to send later this week.

The property currently accesses Main Street at the east end of the property for its industrial use within a former public right-of-way that was vacated many years ago.

The larger property address is 545 W. Main St, Molalla, OR 97038. The parcel my client is looking to develop is a portion of that parcel (about 3.4 acres or so) at the NE corner of Dixon Ave and Main St. The property has about 430 ft of frontage on Main St between Dixon Ave and what used to be the centerline of a now-vacated Wittenburg Ave right-of-way. The proposed parcel is 326 ft - 371 ft deep off of Main St. Please see excerpt from Tax Map 5 2E 8A, below.

We also have another project right across Main St at Dixon (approx. 4.1 ac). My business partner, Bryan Dickerson, is leading the civil and land-use entitlement effort on that site. I understand that project’s traffic engineering firm, Lancaster Engineering, has already been in contact with ODOt regarding their traffic study, and the results of that study. The project at the NE corner of this intersection is not tied to the project across the street, but would obviously impact the street system.
