Subject: 535 W Main Street - Pre-Application Conference Follow Up Questions

Gerald/Alice,

I have a few questions in response to the pre-application conference that you had on January 30:

  1. 1. The property has a number of legal lots associated with it. We plan to limit the Site Design Review area to only the legal lots that are affected by the applicant / use. Also, within those legal lots, only a portion of those areas are actually affected ("being developed"). Would it be acceptable with the City to use only this reduced area for the Site Design Review? In other words, we would like to define a certain area for the use for the site and "ignore" the rest of the area in these legal lots (for purposes of required landscaping, stormwater treatment and detention, parking requirements, etc), as the rest of the area will not be used for the “use”. Alice and I will review based on sketch you will be submitting.

 

  1. 2. The existing pavement functions for the purposes of this use. Will the City require new pavement be installed? Alice and I will review based on sketch you will be submitting.

 

  1. 3. Will the City require any new curbs be installed? Alice will review code to see what the requirements are.

 

  1. 4. We understand that the existing sanitary service will need to meet plumbing code and a new cleanout will need to be installed at the public/private interface. Is the sanitary main on the vacated Hoyt Street a public line? If so, is this the location of where you want that cleanout? The main in the vacated Hoyt Street is a public line. We will need a cleanout at the old northerly ROW line extension. When the roadway was vacated the City reserved an easement for storm, sewer, and water.

 

  1. 5. The existing stormwater manhole near what would be the intersection of Heintz Street and Wittenburg Avenue (vacated) is the existing discharge point for the site. Is this an acceptable location for a new stormwater outfall (post treatment and detention)? Yes
  2. 6. We would like to discuss different options for stormwater treatment and detention. See PW Standards Ch 3 for all options for detention and water quality.

 

If possible, we could talk through these items after our conference call on the Colima Apartments tomorrow.
