Hi Matt,

Took a quick look at the site plan. You won’t get an access on to Main Street because you have frontage on a lower classification street. Your access on to Shaver is fine and commercial is allowed driveway widths up to 36 feet. Your driveway distance back from the state highway is good and will not likely run into issue with turning conflicts that would trigger an ODOT condition on the project to move it back away from the highway.

Note that the parking in front of the store will have to be on the south side of the store and move the store up closer to Main Street (Hwy 211). I know what marketing says for stores of this type but it is not going to meet the planning side of the code (See 17.12.050). Others have come in with the same plan and run into the same issue and had to redesign the layouts. Please review the municipal code for commercial districts and the development review process. This will save you time and rework and will make the process through pre-application go much smoother. It is easy for us to review and comment on a set of preliminary designs that meet the code requirements. Ones that don’t take a long time to review and we have to write up a lot of comments. This will cause you delays. Thanks.

Good Afternoon,

My name is Matt Marflake with the Durban Group. We are a commercial real estate development company based out of Charlotte, NC. We have an undisclosed national retailer that we have recently built a relationship with. They have expressed a lot of interest in developing a store on main street in Molalla, OR. This general retail store specializes in a variety of auto services and parts.

Our company is looking at a specific site for this future development, located at 555 Shavers Ave, Molalla OR (Parcel #: 01089627), for this 6,912sf store. I have gone ahead and attached two pdfs for review. The pdfs are the same site layout, one just has an aerial underlay to show the surrounding context.

I understand that this parcel is currently zoned “M-1” and that retail sales are not a permitted use in this district. However, I do understand that our use would be permitted in the “C-1” and “C-2” districts. Our goal would be to subdivide this 7.49 acre parcel into the 0.85 acres site I have shown on the site plan. We then would like to rezone this property so that our use would be permitted. I am interested in what the likelihood of both of these occurring would be. As well as what the process would entail. Could you please help me to understand these in more depth?

If you all have an ODOT contact that you could share with me, I will be trying to reach out to them pertaining the curb cut on W Main Street that I have shown.
