I appreciate you getting back to me. I understand the City is shorthanded in the planning sector right now. When you and Gerald have some time to review this plan, please feel free to contact me with any further questions.

I also have a big question that our company is trying to answer about current zoning of the property. The owner of the property shared a letter with us that states, “Although the property is zoned M-1, Light Industrial there is a Master Plan approval identified within City Planning File No. 99-3 that allows commercial development of this parcel.”, and we want to make certain that our proposed uses are permitted under this “City Planning File No. 99-3”. Is there any way we can have a copy of this to clarify no rezoning will be involved ?

Good Afternoon,

My name is Matt Marflake with the Durban Group. We are a commercial real estate development company based out of Charlotte, NC. We spoke a few weeks ago about a future development in Molalla, OR located at 555 Shavers Ave. We are no longer looking into this property. Now we are looking into a larger development project located at 500 W Main Street. This development is right next to the Bi-Mart and the O’reilly’s. I have attached a finalized site plan that we have drawn up in house for review. This same site plan has been seen by the owner of the property and has reviewed. We are still in the due diligence phase of this project and you may start to hear from others on our team asking about this development.

I wanted to get your eyes on this site plan so that we can begin the conversation on a preliminary site plan review. If the time permits, I would like to talk about this over the phone briefly to touch base on our design.
