Hi Aldo,

Per the following they need to dedicate a 10-ft wide PUE fronting the right of way on Heintz and on Toliver.

18.16.130 Easements (C) – Public Easements for a Subdivision and Partition. The Planning Director may require public easements for the construction and maintenance of all utilities and public facilities dedicated along lot or parcel lines. Easements must be of sufficient width to provide and maintain adequate utility service to each lot or parcel. Typically this width shall be a minimum of 10 feet unless otherwise required by the Planning Director or the Public Works Director. Where possible, easements shall be centered on or bordering a lot or parcel line. In the case of zero lot line development, the Planning Director may require easements along each side of the lot line.

They need to do it on page 1 of 2 of the plat otherwise there will be requirements placed on the properties for dedication of an easement based on the code above that will be more costly and take longer to complete at a later date. I recommend that they provide the easements on this document and we can sign and get them approval. The signature page does not need to be revised to accomplish this.
