Hi Nicolas,

 

This triggers storm detention. How are they getting materials into and out

of the building? Do we even allow gravel and what prevents them from

paving at a later date without notifying us? Where is water for the

sprinkler system coming from? Where is their sewer coming from? Plan does

not have sufficient detail in order for me to comment on the application

or provide conditions of approval. Please have them resubmit and then

restart the clock or let me know when you forwarded me more detailed

plans. Thanks.

I've been looking into how we would administer the proposal to add a new

pole building to your property. The way I interpret the code, you're

proposing a major modification

19.24.030 Major modifications.

A. Major Modification Defined. The Planning Director shall determine

that a major modification(s) is required if 1 or more of the changes

listed below are proposed:

5. An increase in the floor area proposed for nonresidential use by

more than 15% where previously specified;

 

If my calculations are correct, you have about 9800 square feet of floor

area on the property at the present, and you're proposing to add 4600,

which exceeds the 15% threshold for a minor modification.

 

What we'll perform is a type II review for a major modification on the

property, it's a site design review formally that looks at only the

addition of the building and the impact of that addition only. What I'll

need to administer the permit is all the required information listed under

title 19 for site design review related to the expansion. Those submission

I'll hold on to the permit you've submitted, and once we get the

information required we can begin the public notice process and review

process.
