Hi Les,

 

During planning review for the permit, public works took a look at the plans submitted and is requesting some more information in order to provide accurate comments. I also received preliminary comments from the Fire Marshal that may impact your proposal, so this is a good time to update the plans in full to meet these standards.

 

The following items should be addressed in the updated plans, per initial comments from PW and Fire:

· Combining /attaching two building of that size pushes it into a required sprinkler system as per Oregon Fire Code section 903.2.9; Also storing dried hardwood materials on racks above 12 feet requires a sprinkler system.

o The proposal needs to include an internal fire suppression system needs to be present on the final plans. Where will the water be connected? Can the current system support the addition of a sprinkler system?

· The size of the structure requires stormwater detention/mitigation to be installed pursuant to our standards. A stormwater treatment system needs to be accounted for on the final proposal. Currently the plans show connection to an existing 12” PVC that drains to somewhere, but it isn’t clear where it connects.

· Circulation needs to be addressed, even in narrative format is acceptable. Are the plans to one day asphalt the gravel section shown on the plans? Is that for storage vehicles to access the new building from the parking lot?
