Hi Gerald,

Thanks to you and the rest of the staff who have met to finalize the fees so the Certificate of Occupancy can be issued. I have contacted City Admin and determined the fee can’t be paid via credit card. I will bring a check down tomorrow. For clarification, the site address is 410 Section Street vs. the 300 Shaver Ave. Just trying to ensure the fee is properly allocated for any future tracking purposes. Hope to see you tomorrow.

Hi James,

There is an exemption section in our code. Section 13.14.100 Exemptions states the following:

“An alteration, addition, replacement or change in use that does not increase the parcel’s or structure’s use of the capital improvement facility is exempt from all portions of the system development charge.”

Based on the use of the building and the description I believe that the structure is exempt from Transportation System Development charges because it does not generate any additional trips to the site. The building is not exempt from Stormwater System Development charges because it does contribute to stormwater runoff as a whole. Attached is a copy of the SDC calculation for your records and the total cost is $506. Once the fee is paid then Public Works can issue approvals to the Planning Department so they can notify the County of the occupancy approval.

Thanks again for taking my call. I wanted to see if you had any follow up from your meeting with Dan on a final SDC fee. I am ready to come down and pay the fees this afternoon if possible so you can sign off on Certificate of Occupancy. I hope to hear from you soon.
