Hi Tony,

I know you are looking at the school parcel and adjusting the property line. I’m OK with whatever process you work out with the County to clean this all up and meet the School District and the City’s needs. In lieu of a replat cleanup, please let me know Aldo know what the step by step process will be to separate the properties and clean up the lot lines so that the School District can transfer the pool property over to the new Pool District. Thanks.

Great to hear and we will start processes to move forward with a PLA.

As for rededication of Streets I do not believe that is needed. I have attached the three dedications Molalla High School did to City of Molalla for Street purposes. To me these are already clean dedications and I see no need to redo. Let me know why you are seeing it differently?

Hi Tony,

I think the cleanest way would be to do as you propose and make the taxlot line for 600 go to the south ROW line of Francis. Then as part of the cleanup if you can do a legal description and exhibit map for the ROW we can rededicate it to the City on a clean document. I can then quit claim the old document. Would just need a signature from the School District rep authorized to sign (Tony Mann?). The City will cover the costs of recording the new ROW and the quit claim of ROW in 1976-41874. Can you send me a PDF copy of that document so I can review and prepare the quit claim? Thanks.

Aldo and Gerald,

In getting ready for the Partition of the Aquatic Center from the Molalla High School (MHS) property we ran into a boundary issue. Appears the line between the two parcels MHS has run through the school gym. This creates an encroachment that needs to be resolved before the Partition can be completed. Attached image helps show the issue.

Looking ahead to Partitioning the Aquatic Center off and remaining properties we have an idea. We propose a PLA between Tax Lot 500 & 600 that moves the property line down to one side of Francis Street. Not sure if it matters which side of Francis Street or not? Francis St was dedicated to the City from MHS on Nov 23, 1976 per document no. 1976-41874. Intent would be one property would be South of Francis Street and the other property North of Francis Street.

Questions:

This is a big move and a big change of area. Is that acceptable? School would still own both parcels.

Afterwards we could then do a 3 parcel Partition of the property south of Francis Street. It would clean up the issue of continuous ownership of a property across the Francis Street. This would give the school district more options with three separate parcels on south side of Francis Street.
