Hi Dan,

W 3rd Street is a local street under City of Molalla Jurisdiction. Current right-of-way width is 50-feet, No street dedication is required, W 3rd St. is an unimproved street consist of approximate 30 feet gravel width. Applicant shall be required to dedicate a 10-foot PUE adjacent to all public right-of-way if one does not already exist. Per MMC 17-3.6.010, all new development is required to construct public improvements, including but not limited to sanitary sewer, water, transportation, surface water and storm drainage. Due to W 3rd street being undeveloped, applicate shall be required to submit a Non-Remonstrance in accordance with MMC 12.04 Local Improvements. Attached are the forms for the PUE dedication and Non-Remonstrance. Let me know if you have any questions or concerns. Thanks
