Hi Dan,

Trips for the gallery and coffee retail without a drive thru component is under the trips approved for this site so they are fine as far as transportation SDC’s. They are not showing any additional impervious surfaces or changes in the water and sewer connections so if that is accurate then there are no stormwater, water, or sewer SDC’s due either. The food carts shown are still within the transportation SDC limits. If they change the plan to allow for any drive thru components then the trips will dramatically increase and transportation SDC’s will need to be charged for the change in use. Also, I have no parking or access plan for the uses they have provided so that will need to be addressed in their final site plan so that access and parking is addressed. Also, I am not sure if this change in use will trigger the development review that will require frontage improvements. Metzler is currently unimproved and backing out of traffic onto Metzler will cause traffic conflicts traffic turning off of the state highway.

My name is Ken Fetters, I have submitted a preplan for proposed change of occupancy to 202 Main St which was lost in the leaving of Nicolas L. I provided the square fotage estimates you had requested a couple weeks ago. I am inquiring on any progress in this matter?
