Hi Gary,

 

That bank is about 5,000 SF. A drive in bank like Wells Fargo generates approximately 8.93 trips per thousand square feet. I took a look at general office, small office, corporate office, and single tenant office classifications and all are under the bank trip generation so there would be no impacts to the system if they were under these classifications. If you want to look at other specific non-office uses then let me know and I can check those trip numbers.

 

If you are not changing the size of the water meter then there is no change to the water and sewer impacts. The site is fully developed and no change to surfaces means no impact to stormwater. On the surface it looks like the conversion to an office use will not generate any SDC impacts. Hope this helps and let me know if you have any other questions. Thanks.
