Mr. Bell is fine with using the rear access to the alley but is wondering whether the City will manage the existing items obstructing the alley. I agree with him, though discussing with Gerald first seems apropos.

thank you for the quick reply.

i'm looking at the one item pertaining to the ally access and i have some questions and foresee some problems.

my question is this: the design we have is not going to just be able to be flipped around. we will need to come up with a whole new plan with rear entry garages. just can't make this existing design work at all. these designs were done with direction from aldo rodriguez way back before we even purchased these properties. i personally had discussions with him about these allys and he informed me that the city was looking at vacating them or something and not in the best interest to plan on using them. i would love to keep our design because it looks great, fits the area and we have already spent time and money on it. is there any options out there where we can maintain our original design?

as well; i went out to the neighborhood today and there is about a 50/50 use of; to no use of these allys. the ally access i would need (coming the shortest route from 3rd) if no other options are out there; currently have fences down the middle of it, a garage where the large overhang i believe, encroaches into the ally, a play area that people made for their children in the backyard ally, and what looks like a plant nursery. i'm not one to piss off my neighbors but the minute they have to redo their yards, fences, nursery and such is going to make me out to be a bad person and be looked upon unfavorably. not my idea of the beginnings to build in a new neighborhood.

if the ally is what we have then i need the city to immediately make contact with these individuals to clear the ally asap. we have in motion the funding ready to go and of course trying to obtain permits soon. in the interm our plan was to put in the power design we already have from pge, clear the lots and create our construction driveway that way once permits are in hand then we are ready to get off the ground.

please let me know the best way to go about this. thanks in advance. ray

Hi Ray,

The City’s preliminary review of these applications revealed two issues for each duplex that would be grounds for denial. However, there are attainable solutions to these issues and we offer you the opportunity to make the revisions under the current application to meet standards.

The first is that public works standards allow for one connection (per utility) per parcel and these applications showed two each for sewer and water.

The second is that for properties abutting an alley, our development code requires access to be taken from the alley. I have provided the code section below for your reference. From chapter 17-3.2.030 Residential Buildings:

The upshot is that from the planning side, if the building orientation was flipped 180 degrees (with one lateral per property) nothing stood out that would prohibit approval.
