Hi Ray,

The City’s preliminary review of these applications revealed two issues for each duplex that would be grounds for denial. However, there are attainable solutions to these issues and we offer you the opportunity to make the revisions under the current application to meet standards.

The first is that public works standards allow for one connection (per utility) per parcel and these applications showed two each for sewer and water.

The second is that for properties abutting an alley, our development code requires access to be taken from the alley. I have provided the code section below for your reference. From chapter 17-3.2.030 Residential Buildings:

The upshot is that from the planning side, if the building orientation was flipped 180 degrees (with one lateral per property) nothing stood out that would prohibit approval.
