Aldo – condition them as necessary to take care of the onsite gravel areas with concrete or asphalt and landscaping so they don’t track gravel out into the street or alley. I will condition them to construct a driveway and sidewalk on E 2nd Street. Also, they structure looks like an old house that was converted in the past into commercial use. If they are adding residential on to the top floors then that is a change in use and may be subject to SDC’s including Parks SDC’s. It would likely only be one single family equivalent for parks unless they made it into apartments. So, transportation possibly is adding one SF home with commercial staying as-is, storm will be based on additional square footage, and they are not proposing a change to the water and sewer in their application. I looked on the Clackamas County Surveyors site and found 107 and 124 to be on one lot only broken by two tax lots and not a property line between them (see attached). I’m not sure if this is accurate but 124 is utilizing the gravel drive and 2nd Street to alley access for its use. Dan Z may be able to help you with some research with the County on a partition of the properties because I couldn’t find any. Please let me know what you find out as it affects my conditions of approval for the project. Thanks.

Well, this property has been vacant and without any use at least since I have been here. What I do not know is if there was a combination commercial/residential use prior to the recent proposal. Clackamas County will need to sort out the code compliance issue. I think we tell them to construct the sidewalk and pave.

Since it is only a house remodel with no change in use, I don’t think that we can require under our code for them to construct the sidewalk and driveway on the south side of the property along 2nd street. Correct me if I am wrong on this. Thanks.

The remodel will cost $30,000 will a current assessed value of $69,716.00
