Hi Gerald (and Dan and Dan),

I just talked to a Salem real estate professional who has a client interested in potentially redeveloping the site marked in white below – 121 W. Ross Street – with a mixed use development with Artisanal/Light Manufacture use on the ground level with multi-family housing above.

This property is accessible by alley only. He has two questions. I told him I would send you a note and get back to him with the answer, if you want to respond to me via email:

  1. 1. If his client demos the existing house, can he qualify for SDC credits for the house? He says the house was built in 1915, according to his records. Yes. Account was shut off after fire in 2018. Covered under TSP and WWMP.

 

  1. 2. At time of redevelopment, would this applicant be required to rebuild a portion or all of the alley frontage? If so, what standards would apply? Yes, 20’ wide concrete and we will have them install to street and share in the cost. Would first give credit towards transportation SDC’s. Would also have them rebuild the sewer and reimburse for design and construction costs unless we did it before he started the work. It needs to be upsized from 4” to 6”.

 

BTW – This guy seemed genuinely interested in mixed use redevelopment opportunities in downtown Molalla. He was very pleased with the density allowed for mixed use developments and also the fact that no off-street parking is required in the C-1zone.
