Good morning Cody,

I’ve begun reviewing your application and I have some good news/bad news for you.

Bad news first – three units is the starting point for “multifamily” in our code, which means site design review (SDR) is required. I have included the code section that covers when SDR is required below. SDR requires a more involved submission process (Applicant), a completeness review (City), that the City provide notice to property owners within 300 ft of the project for public comment (City), staff report (City), and notice of decision (City).

Good news? There is some. First off, from an initial glance at the project, I did not see anything in the design that would require substantial revision. Most of what you need to do is presentation of the design and we can help with that. Second, The project does not exceed the 5000 sq foot of leasable space threshold that would bump the project to a Type III procedure, requiring a hearing. Last – we’ll need to check with Gerald when he returns but I do not believe this project meets the threshold for traffic analysis.

Let’s touch base soon about this via phone. I can walk you through some of these steps and then send an email with more procedural information.
