Alice and Dan,

Dedicate 10’ wide Public Utility Easement along frontage. PUE is mainly for franchise utilities but no specific callout is required. Just designate as a PUE.

Dedicate 15’ wide Public Waterline Easement centered along public waterline. Reference to fire hydrant is generic language. If there is only a single waterline crossing the property then that is the only portion that needs the easement. The existing PUE is a dedication for franchise utilities and does not serve the City’s needs for the waterline.

Driveways can be realigned as part of the duplex construction and the sidewalks across both properties will be required as part of the permit for the new duplex. The site is required to be brought up to current standards. This can all be part of the ROW permit they will need for the duplex. Thanks.

Hi City of Molalla reps ...

I’ve had quick chat with Lee Spurgeon at Township surveys.

Questions / Edits on Conditions:

B. Fenton Ave not on final plat.

F. 10’ public utility easement along N Cole Ave ... just describe for public utility purposes ... or specific utilities (is this something that names specific utilities?).

G. 15’ waterline easement. There is not a fire hydrant on 118 N Cole parcel ... surveyor not sure what City intends.

H. Surveyor states N driveway is not crossing property line (a portion is in the 10’ wide separate tax lot).

Does city want a Right of Way Permit app filed “now” ... to align S driveway/apron with 20’ access strip .... but wait to actually construct the new apron until after construction a duplex on this parcel.

Also want to clarify if any sidewalk work beyond driveway apron areas is required.

Asking for a brief meeting sit with engineering /public works to clarify ... will share w Township Survey and hopefully get the Mylar doc revised.

Asking if Wednesday or Thursday this week might work for 10-15 minutes of time.

Sending out group email .. and including the City of Molalla Decision .. that includes condition items (page 2)

the City requires to have included on the Mylar.

Asking Township when we might have the revised Mylar ready? Asking City of Molalla is there is anything additional?
