Missy,

The SDC’s would be the same for both sites you have looked at:

Water (3/4”) $3,943

Sewer $4,974

Stormwater $1,436

Transportation (Gen Office 710) $9,837

Parks $0 (Exempt)

Total $20,189

Additonal fees include: $1200 fee to connect to sewer and water, and a $1000 fee for the Public Works Permit. (This is the minimum for a commercial permit).

In addition to these costs include the cost to make the sewer and water connections to the main (the actual construction costs) and the fees from the Clackamas County Building Dept, whom we contract with for building services such as structural, plumbing, and electrical.

The only difference between the 2 locations is the street moratorium as I mentioned earlier.

Missy,

At 114 Robbins our maps show that this has a sewer and a water connection to the lot. Its very difficult to know if the line is open and viable without getting a sewer scope done to check for damage, blockage, or other issues. I recommend a sewer scope for this information and this would be done privately. On the SDC’s, I will ask the public works director, Gerald Fisher, to give me an estimate next week when he returns from vacation. I am basing this on 1600 SF building and 2500 SF of impervious area.

For the 114 Robbins we would like the SDC's on it and the fees to build on that one, please.

Ron just informed me that with having to cut into the street on the 206 S. Molalla Ave one we wouldn't be interested in going forward with it. So don't worry about doing any more work on that property.

Thank you for the information. Did Aldo also pass along 114 Robbins st to you? I left him a message yesterday that we have inquired to the land owners about this property and wondering what the SDC's would be on this place as well. It does have the water and sewer hooked up; we saw these when we walked the property.
