Hi Ryan,

 

I don't think a Topo of the ROW will be necessary as long as we get the dedication exhibit and description. I'm going to condition the approval for the applicant to develop S Leroy all the way to S Lowe so that will be their nut to crack. Let me know if that doesn't make sense.

When we originally discussed and looked at this area for survey, I think we talked about doing a topo survey of the new Leroy road from the dead end near S. Lowe and W. Main St. Do you still want to include this or do you just want us to cover the Plat work outlined below at this time?

Hi Ryan,

 

Attached are 1) Preliminary plat with markups, 2)Preliminary plat clean, 3) Existing Partition Plat for subject property. We are basically acting as the applicant for this one, so we will need the following surveys and legals:

 

1. Exhibit and Description of an 8-foot PUE along entire property frontage on S Lowe Rd - this is already there on the existing plat, but it needs to be on the new one too (except in the area of the ROW dedication of course) 2. Exhibit and Description of a 10-foot PUE along the S Leroy Ave frontage of proposed parcel 4 3. Exhibit and Description of a 5-foot PUE along the S Leroy Ave frontage of proposed parcel 5 4. Exhibit and Description of 60-feet of ROW for S Leroy Ave connecting the developed portion of S Leroy Ave to the ROW for S Lowe Rd (there is an approximate curve table on the preliminary plat) 5. Final Plat as approximately depicted in the preliminary plat - please note that the new line between proposed parcels 5 and 6 should be 3ft west of the existing building on propose parcel 6 and maintain that bearing so as to make the setback 3ft along the entire building.

 i. The signature lines will be for 1) Kiril Ivanov, Owner, Stoneplace Storage, LLC; 2) Notary for Kiril Ivanov, Owner, Stoneplace Storage, LLC; 3) Mac Corthell, City of Molalla Community Development Director; 4) Clackamas County Surveyor; 5) Clackamas County Assessor and Tax Collector; 6) Clackamas County Clerk and of course the Surveyor and stamp.
