Hi Dan,

Thank you for reaching out for the clarifications. As there are currently no tenants secured for the building, I think it is reasonable to proceed based on office or retail use for suites A & B and office, retail or possibly a drive through credit union for suite C. In the event that a tenant with a more intensive use, such as a coffee shop or restaurant, is interested in suite C, it is understood that a more thorough land use review process would be required.

I will contact Julie tomorrow to make additional payment for the Tenant Improvement review.

Hi Jessica,

As discussed on the phone, the submitted application for this project leaves several options for potential uses for the proposed remodel. In order to do our review, we’re going to need the uses better defined to determine whether site design review is triggered. The site has existing trip credits for the drive-through bank use so we can run it as general retail/office in Units A/B with the drive-through credit union in Unit C without a more thorough review. This will allow us to review the tenant improvement as a tenant improvement and then evaluate further as necessary when the tenants come in. Please respond to this email clarifying the uses.

Also, this application was initially charged as a Change of Use but should be run as a Tenant Improvement where we evaluate use as well. Change of use fee is $400 and your charge will be $250 since you’ve already paid $150 for a Change of Use application. You can pay your $250 to Julie Larson via phone – 503.759.0205.
