Just wanted to give you a quick update. Sam and I met and discussed all of this today, so far everything looks good. We are meeting with the owner of the glass company on Monday to see if he is amendable to closing his OR-211 access. If we get a yay from him, we’ll ask you guys to modify the plan to carry the sidewalk through their 211 access and remove the access improvement there, then will be ready to make an offer. If he says neigh, we’ll be ready to make an offer.
Long story short, we’ll look to pay the entire cost of the N Metzler and SE 211 improvements (we’re calling those the voluntary improvements), plus a sum that we expect to be somewhere around $100k additional that you can put toward your required improvements. We’ll also roll some bookkeeping requirements into the agreement so I can be sure we’re defensible to our auditors.
I’ll draft an offer memo for you all to review, then will follow up with a development agreement to get everything legally settled. Let me know if you have any questions as of right now, if not we’ll be in touch early next week. Thank you!

Sam,
Please see attached preliminary proposal. These are our cost but do not include the multipliers per earlier discussions. Would like to schedule a time we can go over all items to make sure we are covering everything?
We don’t have the additional engineering a few days ago in these costs.
Prior to moving forward any more or having additional costs incurred with the Molalla portion, we need some sort of commitment we will be moving forward with attached proposal.
