Will there be a right-of-way dedication required on Hart Avenue. Stormwater runoff: the existing site is already mostly impervious area, the new building and parking areas will be built over this impervious area, so we are not adding any additional impervious area. How does this affect the stormwater runoff from the site, do we just collect the stormwater runoff and send it on it's merry way, or is water quality treatment required and even possibly detention as well. This applies to the current and future development of the site. Then there is the issue with the building. The main part of the building (120 feet x 80 feet) will be constructed of steel portal frames, those are something that you just don't pick up off the shelf . They will need to be designed and fabricated prior to being erected on the site and that will take some lead up time. How confident can we be in saying that the building size and location as it is currently shown be approved so that the design and fabrication process can be started immediately. The storefront lease space will be constructed of cold formed steel framing and that material is more readily available, so that is of a lesser concern. Thank you very much George Snegirev P.E. Ideally, they can run at the same time and the RePlatting does not hold up anything you need to get done. I think we need to be really clear on this for many times they require Plat to be fully recorded before development or even approvals can be completed or maybe even started. Course the key to you might be enough approval so that you can order building and you once again should be clear of that and that Plat will not hold that approval up. Note that the City is calling this a RePlat and thinking RePlat Partition, but it will be a Subdivision Plat process with County Surveyor since more than 3 Lots are involved. A Partition Plat is 3 Parcels or less and a Subdivision is 4 Lots plus. You need to think of a Subdivision Name you would like to use. We will have to get it approved too. Just my thoughts.
