Hi Bill,

I took a closer look at the lot configuration and it looks like original Plat lines still exist on the lot. The proposed buildings would overlap these lines so a simple taxlot adjustment wouldn’t be possible in that case. As you likely know, the lot line history is a little complex on your properties so I’m going to get in touch with the surveyor to ensure that the original plat lines are what they look like they are. Sorry to get your hopes up on the plat option. I think it would make sense for us to sit down sometime in the near future to discuss re-platting options and how that would play into the overall subdivision. Do you have available time Monday or Tuesday afternoon of next week?

I’ve attached the submission requirements and approval criteria for site design review. Applicable criteria (for narrative) would also include:

17-3.2.040 Non-Residential Buildings

*17-3.2.050 Civic Space and Pedestrian Amenities

*if gross leasable space is over 10,000 sqft.

Last, do you have a breakdown of proposed square footage by use? That would help us determine what, if any, traffic analysis is required.

Thanks for the update.

Jan 6 meeting is still possible but at this point, I don’t want to make any promises towards that meeting, particularly with the holidays looming. Our noticing requirements give a very tight window for a completeness determination (pursuant to the submission standards of chapter 17-4.2.040 Application Submission Requirements for site design review. It is possible but at this point imo, the objective should be to turn in an application that meets completion criteria and we can make the determination from there.
