For precon on Thursday.

Determination if the business is allowed in zone. If yes the the following will apply based on what was submitted.

1. 1. Frontage improvements required on all unimproved street frontages.
2. 2. Frontage improvements on OR 211 to include replacement of substandard sidewalk and removal of access drops. Also subject to ODOT requirements.
3. 3. Site access approvals TBD based on application.
4. 4. TIA or TAL required depending on trip count for use.
5. 5. Utility connections TBD based on application.
6. 6. Site stormwater to be brought up to current stds.
7. 7. Street lighting required on all frontages.

That is all I can think of based on what was submitted. A determination about the business use in that zone needs to be made. If business license was issued in error then expansion of business should not be allowed.
