Alan,

I should add that my review pertained to the planning side of the project. Likely components of a site design review would include requirements from Public Works per Molalla Municipal Code Chapter 17-3.6 that would require:

* Right-of-Way (ROW) dedication to meet the half street width requirements of the Molalla Transportation Systems Plan. Mathias Road is classified as a major collector and requires a 60’ ROW. Existing ROW in front of the property is ~48’ and the dedication would only apply to your half of the street (so ~6’).
* Half street improvements in accordance with MMC 17-3.6 and the City of Molalla PW design standards unless a non-remonstrance agreement is approved by the City Engineer
* Appropriate utility connections and stormwater management for the proposed use

This is the 100 mile view and would receive elaboration in the pre-application meeting. I have included our PW Senior Engineering Tech Sam Miller on this email chain if you have further questions.
