The City recently completed its review for the new Boba Tea retailer at 102 N Molalla Ave. As a practice, when there are new SDC charges, the City will be looping in the owner as SDC credits ultimately run with the property to the benefit the property owner as businesses come and go.

Regarding this project, we determined no impact to utilities (water, sewer, storm) as no alterations to existing services are proposed, but did determine an impact to transportation. The highest previous use we could determine was a retail use (ITE code 918) and we calculated trips based on a high-turnover restaurant rate (ITE code 930). The fee you see on this sheet represents the difference in trip ends between those two uses.

Regarding trip ends, as there is no direct match to a Boba Tea facility the City carefully considered potential use codes and ultimately worked to facilitate what we think could be an exciting new anchor business into the community.
