Hello Claudia,

To help answer your question pertaining Water/Sewer. Fees that apply, ROW Permit $150.00 (includes all required inspections from the City), Water and Sewer connections Fees $600.00 each and calculated SDC fees for a typical single family home is around $23,223.00. The development will most likely trigger frontage improves as well (Half street, Curb and driveway approach per Molalla Construction Standards). Record shows that there is a Sewer stub already into the property. Connection to the main line on 5th street for water service via Hot Tap. There is no storm line on 5th street, all storm water will have to be detained onsite in accordance with Clackamas Plumbing code. These fees do not include any private onsite development. Hello again. I found a lot of answers on your website. I'm not sure of the water and sewer permits. The website says getting water and sewer service is $50 each. It isn't clear if that just means the utility gives access or if that's the cost of a permit to dig a trench down the driveway to the water and sewage stubs on the street. The property I'm looking at is a vacant flag lot. The driveway to the building site is about 110 feet . Can you tell me that or direct me to where I would find that information?

Hi Julie-- I don't have a plan per se. I'm trying to get answers before I commit to buying the property. Ther answers will inform the plan. Do I need to fill out the form before I buy the land?

The application says it may take up to 30 days. I only have 10 business days to find the answers or I have to commit or cancel the offer.
