Hi Tim,

Following up from yesterday’s pre-app, I have attached a document outlining the process and our comments during the pre-app. A couple of notes that we didn’t discuss but are worth mentioning:

 

So the inclusion of duplexes would be one clear way to up density.

I also had some further thoughts based on our discussion yesterday on cottage cluster housing. A mixed development with some SFR and some cottage cluster might solve a number of the issues with the current designs while making way for some very elegant options. Below was one thought I had where SFRs would go in the dark red area and the cluster development would go in the yellow.

For this option, you could use the one allowed private drive off of Toliver to serve the entire yellow area, provide access to the detention pond, and you would also have more buildable land as you would not be dedicating ROW within the interior of the project. We would still want the access way to Lynn, as approximated in white.

Something to munch on over the long weekend. It would be fun to have a project to solidify standards for that kind of development. I’ve got a few ideas that kind of meld our multi-family standards, R-1 standards, and general cottage cluster principles. Mac and I will touch base on whether and how we could move something like this forward if it’s something you’re interested in.
