HI James,

This appears to me to be a “temporary” paved area for a short term use and is not considered redevelopment of the existing site since it does not connect to other permanent structures or surfaces nor does it have underground work requiring stormwater design per the PW standards. That being said, please include a sketch on the aerial showing generally which way runoff flows along with the two surface areas and I will be satisfied with that as a “temporary” pavement plan. No stormwater underground improvements are being suggested to manage flows and as long as I receive your written request within 90 days from the planning approval date for SDC exemption and a description of any runoff that could potentially discharge into the City system, then that will meet all of our requirements. If both parties discover that there is an impact to the storm system greater than originally anticipated then we will have to revisit what will need to be submitted or if the storm system will need to be modified to address the issue.

Please submit the minor things that Mac requested below and PW will be OK with the paving moving forward immediately after planning’s approval. Thanks James.

The application and site plans can be submitted via email, but the later engineered drawing of the pad (with slopes etc., will need to be submitted in paper and electronic), this can be part of your stormwater plan…

 

That’s fine, but rather than circling, draw the shape of the pad on it in roughly the right size, it need not be to scale.

I’ll have to defer to Gerald on this particular issue because the submitted plan will be dealing with Public Works standards. You may want to email him directly on this.

I did a preliminary review and it looks pretty good so far. Here are my comments:

  1. 1. Zoning Checklist form – Looks great, just need signature and payment as you already know.
  2. 2. Site Plan – A good start, but a couple of recommendations:
    1. a. We need to be able to see the entire site and the beginnings of the surrounding sites. My recommendation would be to zoom out on your current site plan and leave the drawing on it to show where it’s situated and submit that as an overview.
    2. b. The current site plan is great for the detail stuff, we’ll just need dimensions in feet for each side of the outline. It’s easiest if those are on the detail plan with it.
  3. 3. The other stuff you won’t NEED in order to turn in your application (the earlier the better though because we have to review it), but will be required prior to approval of your permit(s)… Just a heads-up, Gerald may add to or modify this when he reads this email:
    1. a. Public Works – Stormwater Plan. I understand there may be some discharge, but it sounds like much of it will be retained/used on-site and other portions will flow to Bear Creek which I understand is not in our system. You’ll want to put together a stormwater plan showing where the flows will be directed, the particulars of the pad (grading, material, etc.), and a narrative discussing the locations where discharge will be directed.
    2. b. Public Works – We also discussed a mitigation letter to go with the application so Gerald can make the appropriate SDC calculations and/or recommendations regarding the plan and take any mitigation into account.

The fee for the application is $150.

Thank you for making time to meet with Kevin and me last Wednesday and for making time to meet on such short notice. After further analysis of our project, there is a small portion of the project that could possibly discharge. Per our discussion, I have attached a DRAFT zoning checklist, an illustration of the project, and a key explaining details of the illustration. Would you be kind enough to review and let me know if this is acceptable to submit for review. If so, I will sign and get the final application to you. Is it acceptable to email the final to you? Is there anything else I would need to prepare and submit for review/approval of this project? Please advise is best method of payment? I can drop it by City Hall or I can submit payment on phone or online.
