Dan,

If he partitioned it into two lots then the water and sewer services could remain. The SDC charges would be Transportation, Stormwater, and Parks for one SF home and would bring the site into compliance with the SDC’s and number of units. Partitioning would also trigger conditions to complete frontage improvements for the parcels. Thanks.

I wanted to touch base because the more I’m looking at this property the more I’m seeing a better direction than a partition. The owner had been talking about rebuilding the property as two duplexes but they have not yet been built as such. The property currently has two gutted buildings.

With partition, I just don’t see a way for them to meet setbacks. However, if they rebuilt as two SFRs they would be within code as a common wall and then the potential barrier would be building code with the garage of 507 being 28” away from 509. I was by with Penunuri today and from a fire safety perspective, they’re already on their way with the materials they’ve chosen as exterior siding.

My questions are:

In that case, would only one set of full SDCs would fall to them?

Would they be able to keep their existing utility layout for water/sewer or would they have to go 2 to 1?

Because we may be switching gears tomorrow, I invited Ted to come by tomorrow to chat about this change of direction. I’m of the mind that if I can get him on his way in this discussion, we may not need our Thursday pre-app time.
