Good afternoon Ted and Paul:

Thank you for the pre-application meeting on Thursday, August 22. Thank you also to Paul Roeger who submitted information from the Clackamas County Assessor’s Office, offering more research and information about the property.

I understand the property currently has a “Stop Work Order.” In order to proceed with permitting through Clackamas County Building Department, please submit all plans to the City that you intend to transmit to Clackamas County with your permit applications. The plans should be accompanied by an application for “Site Plan Review” with a $50 application fee (see link to the application below).

Upon approval of this plan review by the City’s Planning, PW, and Fire Marshal, the City Planning Department will then issue a “Building Permit Authorization.” You can then give this authorization to Clackamas County when you submit for building permits. Once the County has received this and has granted you building permits, they will likely remove the “red tag” from your property.

I spoke with the Molalla Fire Marshal Mike Penunuri earlier today. He said that he will require the following when he reviews your plans. I offer these as information only. You can expect these comments when you submit your Site Plan Review Application to the City:

  1. 1. Install interconnected smoke alarms in all units, meeting current standards.

  1. 2. If the applicant has any devices on the property that create carbon monoxide (such as a stove, natural gas connection, heating oil connection, etc.) you will be required to install a carbon monoxide detector in all units. These units can be stand-alone and do not need to be interconnected.

  1. 3. The applicant must check with Clackamas County Building Department and Oregon Structural Specialty Code for separation requirements between all units and buildings on the property.

Please let me know if you have questions about anything in this email. We look forward to reviewing your plans.

Kind regards,

Alice Cannon
