Hi Steve,

Just tried giving you a ring. We’ve seen a concept design for a new duplex with two accesses via the alleyway (which we really liked) but no application to date.

You will be going through our building permit review process. The City does planning review and routes applications through Molalla Fire and Public Works via Planning. Our building department is contracted through Clackamas County. When City reviews are complete, we provide a release form to Clackamas County to do a building permit review.

You will fill out our Site Design Review form which can be found here:

https://www.cityofmolalla.com/sites/default/files/fileattachments/page//site_plan_review_application_fillable_form.pdf

17-4.2.040 Application Submission Requirements of Molalla Municipal Code lays out required features for site design review and is a good north star for what we’re looking for with our building permit review as well.

Please don’t hesitate to reach out with additional questions as they may arise.

Best,

Dan Zinder

Hi Steve,

Please check with Dan Z in Planning on what is needed for this process. I don’t know if they have actually submitted and application to Planning or not. I will be in the office this week and out next week.

Gerald,

Hope things are going well for you and your family is staying healthy. I’ve been contacted by a property owner of a duplex on 5th Street who would like to demolish it and rebuild a similar structure. She would like to use an alley beside the property for access to at least one of the new duplex units. Could you let me know what type of application needs to be submitted to receive approval of the proposed access, and what plans/details need to be included with the application?

Thanks,
