The frontage improvements are in place along 5th. The applicant can fill in the planter strip for a widened sidewalk if they chose to eliminate landscaping costs. It currently serves no purpose.

There is an alley along the east side of the property. The alley must remain unobstructed so the dripline of the new building must be on their property. If the building is encroaching into the alleyway then the new building will need to be relocated to the west. If the relocation presents a parking and circulation problem then they can improve the alley for a circular pattern that will help them traffic wise. The alley is public right of way. When they are ready to come in with an application that actually shows something, then we can provide more information. She needs to start with the Planning Department so that we can let her know how to get through the process and what the code requirements are for this type of project.

I have been attempting to help this person with her questions. She is wanting to know the costs involved for a complete tear down and rebuild of this duplex. Not necessarily the permit costs just any additional costs from the city.

Is there any type of review or application necessary for this project. Is there anything in additional costs regarding city services water/sewer is there any costs regarding SDC up charge or not.

I was able to locate the lot and get basic information off of the County website however on the tax information they say the address doesn’t exist.

What I want to do is to use the same footprint and floor plan as the existing building. Since it will be exactly the same, but a nicer, more modern building, there should be no SDC fees.
