Good afternoon. I apologize for being late getting to your e-mail but we have had some unprecedented challenges here in Molalla and we are finally back in our building. As per Oregon Fire Code section D107.1More than 30 dwelling units on a single access road requires two access points. The only way around this is to install NFPA sprinkler systems to ALL the homes. Using an access gate as an alternative to the code would not be allowed. I know that there was some talk of accessing the last lot off of Vick Road. However, I don’t know if using this as an access point will be feasible. I hope this answered your question.

Dear Lt Penunuri,
We appreciate the protection that the fire dept. provides. We trust and respect your judgement.
You've seen proposal A-4 where we're asking for 31 lots. You've mentioned that the 31st lot is breaking the rules.
My job as the developer, is to utilize the property to it's "highest and best use". I've discussed the 31st lot with Ms. Symons, and he tells me that we're following the rules, when we ask for the 31st lot, as long as there is a locked gate on preventing travel from lot 31 to Rachel Lane. We proposing lot 31 use a driveway off of Vick Rd (22ft wide) and be the only home using this driveway.
That said, we want your support with annexation and development. I'm letting you call this decision. If your OK with it, we'll ask for 31 lots. If not, then we'll ask for 30 lots. Your call.
