Rob asked me to send you question I have for our meeting. Here are my questions.

  1. 1. Can you provide as-built drawings for the public sewer, water and storm drain facilities adjacent to the site?
  2. 2. Does the City have Public Works Design Standards? I see details on the web site, but no standards.
  3. 3. Does the sewer have adequate capacity to serve the site?
  4. 4. Does the water have adequate capacity for domestic and fire service?
  5. 5. Do you have a fire flow test on a FH in the area?
  6. 6. What is the static pressure of the water system in the area?
  7. 7. Is there adequate storm drain facilities to serve the property?
  8. 8. What is the City standard on WQ and detention?
  9. 9. Are there any restrictions to drain to Bear Creek
  10. 10. Will the City release a Civil Sitework Permit ahead of the Building Permit?
  11. 11. What is the Land use process required for approval and permitting?
  12. 12. Will a left turn lane be required on the highway serving the driveway?
  13. 13. Is a traffic study required to be submitted with the Land Use application
  14. 14. Any other traffic impacts/requirements known that need to be mitigated.

 

I am sure these questions will generate more as we work through the answers.

The City has times available on Thursdays between 2-3 and between 3-4 open for pre-app conferences. Both slots are available next week (the 18th), pending ODOT availability. Let me know if one of these works for you and we can pencil you in. Otherwise, we’ll move back as schedules allow.

The creek may ultimately take away from the buildable land, and thus reduce the number of units possible on the site. A wetland delineation will be required to make the full analysis. Hope that helps.

Hi Rob,

I was able to take a look at the property in question and have just a bit of feedback:

  1. 1. The address shown on the sheet is 1000 W Main, so that’s what I looked at. We don’ have a 1009.
  2. 2. The density requirement, per net buildable acre in the R3 zone is 8-24 units for a total of 72 units if the net buildable acreage calculation is 3 acres.
  3. 3. There is a minimum lot area per unit of 2,000 sf. So if the total lot area is 3 acres (130,680sf), 65 units would be the max short of a variance.
  4. 4. There is an 80% maximum lot coverage for multi-family in the zone (that is for foundation plane).
  5. 5. 40% of ground floor units minimum must have a patio of at least 48sf
  6. 6. Finally, there is an open space requirement of 15% of buildable.

 

Those are the main things I can think of with respect to this property. Let me know if you have anything specific you’d like to know.
