Here are the SDC's estimates based on your options below.

 

5,500 SF total space

 

5,500 SF (C-store) $1,014,774 minus 5,500 SF (Laundromat) $193,098 = $821,676 (adjusted slightly from before due to pass-by trip calculations)

4,200 SF (C-store) $774,918 minus 4,200 SF (Laundromat) $147,457 = $627,461

2,500 SF (C-store) $461,261 minus 2,500 SF (Laundromat) $87,772 = $373,489

 

The storage and other areas are factored into the space for a C-store in the traffic manual so no deduction for those spaces. I will share these with the applicant today. Sorry it took me a while to get back to you. I wanted to make sure that all of the deductions for trips were correct.

Hi Gerald,

Thanks again for the informative conversation this morning. Wondering if you could tell me how SDC fees would be affected with a change in square footage. Your email has the laundromat at 5500 square feet. The entire building is approximately 4200 sq feet. Could you tell me fees for:

1. A 4200 sq ft convenience store

2. A 2500 sq ft convenience store (with remaining space left as laundromat) 3. Would SDC fees be impacted by square footage used as storage or only by square footage used as the store itself.
