Hi Mike,

Sam and I are looking at this application now. I wanted to make sure these comments are for the lot that the application is for as some seem to apply to the adjacent property. This is the lot for the current application:

We had previously done one for the lot to the west. The drive stem is roughly 87 ft.

This is another one for which addressing will be difficult since original addressing did not leave room for subdivision.

Dan,

  1. 1. Access roads have to be within 150 of all portions of the 1st floor of the building. The plan submitted appears to meet this requirement.
  2. 2. This building will need to be equipped with an NFPA sprinkler system(s). I have had correspondence with Jeff Bartell about this and he is aware of this requirement. This will also need to be recorded at the county. In my correspondence with Jeff Bartell, I was unaware that there were to be garages on these duplexes. Garages will need to be sprinklered as well. The sprinkler systems will need to be maintained and operational at all times. Failure to do so will result in a non-compliant building and Molalla Fire will withdraw the approval for this structure and any others on this site.
  3. 3. There is only about 19 feet of clear space on the West side of the building that is currently the church. This clear space shall not be reduced. Shrubs, hedges and or trees will need to be trimmed back to get as much clear space as possible. No parking will be allowed in this area and shall be posted as such prior to C of O.
  4. 4. Access between parcels 2 and 3 appears to be 20 feet. This clear space needs to be kept free of fences, shrubs, trees and parking.
